675 Acre Uptown Celina . Land Work Underway

CELINA, TX. - Construction will begin soon on the first of thousands of homes in a new district that aims to serve as an expansion of downtown Celina.

Land work is now underway on The Ranch at Uptown Celina, one of four residential communities in the 675-acre Uptown Celina district between Preston Road and the future expansion of the Dallas North Tollway.

The district is just north of the fast growing city's downtown.

“People are drawn to Celina for its sense of community — and the historic downtown square is a huge part of that,” said Ryan Griffin, principal of Rockhill Capital & Investments, in a statement. “Uptown Celina will be an extension of downtown, offering ‘backyard’ access via its trails.”

In 2021, Rockhill Capital and Horizon Capital Partners bought the land for the district, then called the Villages of Uptown. When complete, Uptown Celina will have about 2,500 homes, from single-family houses to duplexes and apartments.

The Ranch at Uptown Celina, immediately northwest of downtown Celina between FM 455 and the future Celina Parkway, will be a 150-acre community with more than 450 homes from builders Taylor Morrison and Toll Brothers.

Site work has kicked off and homes are expected to be available in 2024. The builders have not yet shared exact pricing for the community.

Homes will be built on four sizes of lots, from 40 to 70 feet wide. Plans for the community include an amenity center, pool, parks and a hiking and biking trail that will connect to Celina’s downtown square.

“We’re all about creating connection and a sense of community here,” said Celina Mayor Sean Terry in a statement. “What’s unique about The Ranch at Uptown Celina is, given its downtown proximity, residents will have so many opportunities to interact and connect, making it one of the most special neighborhoods to call home.”

 

Outside of Celina, Rockhill Capital is also behind the 440-acre Heritage Ranch community in Sherman, where plans call for more than 750 single-family homes.

The company is developing the 1,800 acre former Shoop Ranch in Wise County — now called the Oliver Creek Ranch — which is slated to have 4,150 single-family homes and 900 apartments.
