H-E-B is planning a store in Melissa next door to Buc-cee's

The town seven miles north of McKinney is attracting builders of both single-family homes and apartments.

H-E-B wants to buy 43 acres of land in Melissa, next to Buc-ee’s, and plans to build a supermarket in the fast-growing Collin County town.

The San Antonio-based grocer filed its rezoning requests as a "Texas-based grocery." but representatives revealed that the request was from H-E-B at the Melissa city council meeting Thursday night.

H-E-B hasn’t yet purchased the land. The bulk of it — 39 acres — is along the east side of U.S. 75 just north of Highway 121 and next to the Buc-ee’s that has been open since 2019. There’s also a 4-acre strip on the west side of U.S. 75.

The tracts have multiple types of zoning, including agricultural, and the city council approved the required changes at the meeting.

No timetable has been set for developing the property, said H-E-B spokeswoman Mabrie Jackson.

“At the entrance to the city of Melissa, this is a significant 43-acre parcel of land with extraordinary infrastructure needs,” Jackson said. H-E-B’s investment in the property “will create a welcoming, active-use gateway into the city.”
